We put our original offer in on a short sale in April 2008. After nine months of waiting, the banks finally approved our offer and now it was time to close. On Friday Nov 21st around 1pm the news came that me and my husband did not qualify for our house, that we were supposed to close on Monday the 24th. I did not know what to do or say, the place we were living in had been rented to another couple and they were moving in on Friday the 28th which meant that me and my husband, 2 children, 2 dogs and 2 cats would be living in a hotel and would have no home for the Holidays. Giuseppe got our file late Friday afternoon and met with me and my husband Saturday, he told us not to worry because he really thought he could get our loan done. He was certainly was a man of his word, we closed on Wednesday Nov 26th just two day later then we thought. We were truly blessed that Thanksgiving day and look forward to Christmas in our own home with our family. I really do not know what we would have done without all his hard work! Although our realtor highly recommended Giuseppe to us at the onset of our home-buying process, we initially declined his services. After talking with him, we did not want to do the legwork necessary in order to get our file together, especially since another lender already had preapproved us for a loan. This is a decision we quickly regretted! With only three days left before our closing date, our original lender informed us that she was unable to get us approved for a loan. This news was especially devastating, not only because we had fallen in love with the house and neighborhood, but also because we were scheduled to move from out of state in three days and no longer would have a place to live. Giuseppe, I have to tell you – you did an AMAZING job on this one. This deal was DEAD on Friday – which was our closing date. I told the agent she was moving the loan to you or it was going back on the market that day. Well….miracles do happen….you got it approved and we are funding on Wednesday – only 3 business days later. This property had fallen out of escrow twice before – this was our third buyer and frankly if we hadn’t closed, the seller would have cancelled the listing. So I owe you a big Thank You! "My wife and I received a call on Friday, from our builder's mortgage company telling us that they weren't going to be able to complete our mortgage on time. We were very frustrated because we had submitted all of our information to the mortgage company months in advance. "Once again the Fairway Independent Mortgage Corp. came through to save the deal. As always, at the beginning of every buyer relationship, I stress to the buyers how important it is to have a great lender in your corner doing the financing. I always tell them the horror stories of deals crashing days before the closing. At first my clients took my advise and got pre-qualified with Fairway Independent Mortgage Corp.. During the middle of the transaction, my buyer had a friend in California who wanted him to talk to his lender. They proceeded to switch their financing to this out of state lender to save a buck.
