Trauma Center Rules and Procedures
While not all critical loans can be reviewed by an underwriter within 24 hours, our company is built for speed and we can provide the fastest turn-times in the industry. There are times when some loans cannot close because there was never a loan possible in the first place. However, most times we find that the loan just needs to be structured properly, at times ending up with a better rate and program than what was originally promised. Regardless of the situation, you will know the truth; if it can close, we will deliver on our promise to close the loan: "On Time, Under Budget, with No Surprises"
RULES:
1. Not all loans can be salvaged.
2. No matter what was promised by other lenders, rule #1 does not change.
PROCEDURE:
First and foremost, please complete the Triage Form below, so we can assemble the Trauma Team for your call!
1. We will talk with the borrower via phone, and get 100% of the information we need to determine qualifications.
2. We will research the available programs before committing to the agents and buyers.
3. We will talk with the buying and listing agents and establish mutually acceptable time frames, once we determine the proper course of action.
4. The borrowers will be provided a list of documentation, and the agents will be updated upon receipt of that information. If the borrower does not cooperate, we cannot guarantee meeting the deadlines.
5. If an appraisal has been completed, the buyer's agent will assist in getting it turned over and retyped in our name. All completed appraisals will be reviewed by our dedicated appraisers. We will determine if a new appraisal is needed.
6. Buyer will be provided - in advance - a guaranteed rate and cost quote in writing from Fairway Independent Mortgage Corp.
